Although the more premier areas such as Sheikh Zayed road and Downtown Dubai may be just out of reach, there are plenty of well-connected and family friendly areas you can look at. Al Muhaisnah

A quiet, family-friendly neighbourhood on the Dubai-Sharjah border, Al Muhaisnah has been developing steadily over the last ten years, with several new apartment buildings sprouting up. Rents are extremely affordable, with a studio costing between AED 25-40k/year and two bedroom apartments going up to AED 55-65k/year only. Although not directly connected to the Metro, frequent buses connect commuters to the green line stations in Al Qusais, Dubai.

The International City

Located just off of Sheikh Mohammed bin Zayed Road, Dubai International City boasts some unique architecture, influenced by English, Chinese, Moroccan and even Emirati styles. Staying true to its name, International City has a cosmopolitan population, with different nationalities represented by the area’s dynamic and affordable restaurants. And, lest we forget, there’s the area’s unmissable landmark- the colossal Dragon Mart. With over 4000 stores filled with products you probably won’t find anywhere else in the country, it’s the go-to destination in the area. You can nab a one-bedroom apartment here for just AED 35-45k/year, or a two-bedroom for AED 45-60k/year.

The Gardens

A pleasant and affordable location, the Jebel Ali Gardens may be a bit away from the city for some people’s liking, but good metro connectivity and the presence of the statuesque Ibn Battuta mall more than help offset that. It is extremely popular with those working in Abu Dhabi, as it offers easy access to Sheikh Zayed road and is located on the outskirts of Dubai, while still being cheaper than most areas in the city. With some searching, you can easily find a one-bedroom apartment here for around AED 55k/year.

Jumeirah Village

Both Jumeirah Village Circle and Jumeirah Village Triangle have grown in both size and popularity lately, but rents are still very affordable. Both locations are still quiet, and very green, with a multitude of parks dominating the landscape. Several shops and restaurants have also sprouted up, making both areas even more exciting. The average apartment for rent in Jumeirah Village is going for AED 55,000/year, which is extremely reasonable given its proximity to Media City, Internet City, Mall of the Emirates, and other destinations.
