What is the Ejari System in Dubai?
Under the provision of Law no. 26 of 2007, RERA in Dubai initiated the Ejari, which means “My Rent in Arabic.” According to the law, you must register your tenancy contract online when renting in Dubai. The high-tech digitised system was placed to protect the rights of tenants and landlords in the city.

How to Register Tenancy Contract with Ejari?
There are five Ejari offices in Dubai, including Al Manana Centre, Al Barsha Mall, Zabeel, Oud Metha, and Port Saeed. You may head to whichever centre suits your accommodation and commute. The desk stays up from 8 AM to 8 PM from Sunday to Thursday and 9 AM to 2 PM on Saturday.
The good news is that you can visit any of these centres without making an appointment. It’s a walk-In process where the landlord or real estate agent will submit the required documents, and an Ejari certificate will be issued to you on the spot.
On the other hand, you can register a tenancy contract with Ejari via online apps like Dubai Now and Rest App. Although the process would be different, it’s quicker and simpler.

Documents to Register with Ejari
You’ll require the following documents when registering with Ejari.
- Original and signed a tenancy contract.
- A receipt for a security deposit.
- Tenants’ passport (non-GCC countries nationals)
- Tenant’s UAE visa (non-GCC countries nationals)
- Tenant’s Emirates ID.
- A copy of a valid Power of Attorney document (if POA has signed the agreement) Yet, renewal is important for its validity.
- Copy of the title deed of the rented house/property.
- Copy of the landlord’s passport (if an individual)
- 9-Digit DEWA Premises code (or copy of recent DEWA bills/Green bills)
- Copy of Dewa bill and previous Ejari if you’re renewing.
- Trade licence if it’s commercial property.
How can you register with Ejari Online?
As stated above, you can either register online through the REST App or Dubai Now App.
- Download the application
- Head to the “Services” section.
- Click on RERA.
- Choose “Register Ejari Contract”
- Fill out the fields
- Upload the required documents and click on submit.
You’ll receive an official Ejari contract with an Ejari ID number upon providing the required documents. You can use the same code to register for your DEWA account, for which they’ll dictate you set up the DEWA connection.
Required Cost for Ejari Registration
Ideally, the landlord must register tenancy contract with Ejari, including the costs. However, it boils down to the tenant in some cases.
Since it’s an authentic way to register tenancy contract with Ejari through one of the centres, it’ll cost you the following way.
- AED 220 (including VAT)
- AED 10 as a Knowledge fee.
- AED 10 as an Innovation fee.

- There’s no need to look for the DEWA premise code everywhere because it’s outside the front door or adjacent to the garages.
