Reserving a Property in Dubai

As mentioned earlier, reserving a property will require a refundable security deposit to be paid to your landlord. However, if a real estate agent is involved, they will hold on to your deposit until your deal is finalised. And if you don’t want to proceed with the deal for whatever reason, the security deposit will be paid as compensation to the landlord.

The Tenancy Agreement

Your tenancy contract will be shared with you by the agent after you have paid the security deposit. The contract must be in compliance with Dubai’s tenancy rules. Registering your Contract with Ejari

DEWA Utilities

After you’ve filed your rental agreement with Ejari, you’ll need to contact the Dubai Water and Electricity Authority to activate your water and electricity.

To do so, you’ll need to return to a service center with the following documents:

● DEWA number on the side of your property

● Ejari ID number

● Passport copy of your Landlord

● Your Emirates ID and passport copy

● DEWA form

● Proof of security deposit payment

The online DEWA application is significantly faster, as it only requires you to complete out a form with your Ejari number, Emirates ID number, and passport number. The service will be started within 24 hours of registration and payment if you pay the deposit via DEWA’s online payment system.

After that, a refundable security deposit to rent a property has to be paid. It’s AED 2000 for an apartment and AED 4000 for a villa. Activation fee is also charged, AED 100 or 300 for small metres and large metres respectively. With all that, an additional AED 30 is also required for innovation, knowledge, and the registration process.

What is a Move-in Form?

Some popular neighbourhoods need renters to get a move-in permission before moving into their desired property in Dubai. These may usually be found on the developer’s website and can take up to 5 days to complete. To minimise delays, be sure to inform your real estate agent or landlord if this is necessary and to apply for permission on time.
