Crown Prince of Abu Dhabi, Sheikh Mohammed bin Zayed Al Nahyan, also the Deputy Supreme Commander of the Armed Forces, has ordered the building of a new residential community in Abu Dhabi. This community for emiratis and non-emiratis, known as Baniyas North Development, will add 3,400 housing units in the Abu Dhabi real estate market. Scheduled to be completed by September 2023, it is also designed to have two medical clinics, four schools, and 24 mosques. Along with that, it will be home to four community farming areas, two parks, 57 km of cycle paths and a total of 43 community facilities.

This project is part of His Highness Sheikh Mohammad bin Zayed Al Nahyan’s vision to improve the living quality of residents and ensure social stability. It will have 5 or 6-BHK luxury villas and will facilitate 32,500 residents as per an estimation. It was designed to promote community agriculture and ensure environmental sustainability.

This project was launched by the Chairman of Abu Dhabi Executive Office and member of the Executive Council, Sheikh Khalid bin Mohammed, on July 28th. The contract valuing AED 3.2b for Phase 1 of the development has been allotted to Modon Properties, owned by ADQ. The Emirate’s state holding firm will construct 1,365 housing units. The contract for the subsequent phase (phase 2) will be allotted within the next six months.

During the 1st phase, infrastructure work on 30% of the total area of the project covering 3,112,375 sq. m will commence. It will include constructions of street lights, rainwater drainage system, roads etc. Furthermore, installation of systems such as fire service, electricity control, and traffic will also be completed in the 1st phase.

As per chairman of Modon, Mr Abdulla Al Sahi, it is one of the many housing projects helmed by the company, which are in line with the Abu Dhabi government’s strategy. He is of the view that the new residential neighborhoods in the emirate will be created with the completion of these projects. These neighborhoods will have community centers in them and will provide residents with numerous facilities.

The total area this project covers is nine million sq. m. Housing units (villas) will feature a contemporary design while depicting Emirati heritage, giving them an appealing look.
This project is well-connected to not only Abu Dhabi but other emirates as well. From Abu Dhabi city, it can be accessed in 30 minutes. Those who live in Dubai and Al Ain, they can reach this development using E-11 and E-22 highways respectively.
