And out of all emirates, thousands of expats choose Dubai as their destination to try their luck and contrary to popular belief, renting an apartment in Dubai is neither complicated nor expensive (though it depends on location but COVID-19 has affected rents across the market).

Renting an apartment in Dubai is not difficult, as an array of rental arrangements can be found there with excellent amenities to complement residents’ luxury living standards. If you are new to this emirate or just planning to upgrade your current residence, Zoom Property is there with the region’s extensive and verified database of apartments for rent in Dubai. Let us help you find a property in UAE that matches your requirement at the desired location and fits into your budget.

Location is key

Location is the most important factor when it comes to renting an apartment in Dubai. Depending upon the budget, tenants can choose from different developments dotted around the city. Most of the ultra-luxury apartments are located in bustling neighbourhoods such as Dubai Marina, Palm Jumeirah, Jumeirah Village Circle, and Jumeirah Lake Towers to name a few. Here you can find one of the finest selections of apartments that come with upscale amenities, picturesque views, and direct access to the beach from most of the apartment developments.

Popular areas to rent an apartment in Dubai

Above-mentioned are few areas that are best to rent an apartment in Dubai, especially, if the budget is not a constraint and all you want is to enjoy your stay with world-class facilities. The prime and the most preferred areas include Dubai Marina, Palm Jumeirah, Jumeirah Village Circle, and Jumeirah Beach Residences.

Other areas that are popular for rent in Dubai due to certain features are Dubai Silicon Oasis, Dubai Media City, Dubai International City, Dubai Sports City, Al Nahda 2, and Bur Dubai. All these areas also offer the best of facilities and proximity to the city’s key destinations and developments brimming with world-class facilities and unbeatable amenities.

Types of apartments

Apartments for rent in Dubai come in various sizes and configurations ranging from studio, one, two, three, four, and even five bedroom apartments and penthouses, which one can pick according to his space requirement and budget. Tenants also have choices to select from affordable, furnished, semi-furnished, unfurnished, and fully serviced hotel apartments. Tenants commit to pay rental amounts through post-dated cheques and depending upon the requirement, apartments can be rented on a monthly or yearly basis.

Most of the rental apartment developments in Dubai offer shared facilities such as a swimming pool, kids’ play area, gym, and dedicated parking spots for residents. Few buildings are pet-friendly, allowing residents to stay there with their pets. However, not all developments allow pets, so if you have a pet, you must thoroughly inquire about the rules before signing the rental contract. Some rental apartments in Dubai are categorized into duplex or triplex options – which means apartments have two or three floors respectively.

How to rent an apartment in Dubai?

If you are a newbie in Dubai and want to rent an apartment – you must have knowledge of everything that can make a selection and the rest of the procedure easier.

Initially, all you need is to shortlist an apartment – depending upon your budget and location preference. Search Zoom Property’s database to shortlist rental apartments and to connect to the listing agent. Most of our property listings are handpicked, so you can rely on the details mentioned there. You can refine your search query based on different variables such as location, budget, number of bedrooms, size, and condition of the property.

The next step is to visit the apartment, meet the listing agent, negotiate on the rental amount and finalize the contract.

Legalize your rental contract by registering it with EJARI

The word “legal” does not always bring complications, so legalizing your rental contract in Dubai is easy to get done with. EJARI is a part of RERA’s (Real Estate Regulatory Agency) initiative to regulate rental contracts that lawfully bind landlords and tenants. Registering your rental contract with EJARI is mandatory in Dubai and it is the landlord’s responsibility to get it done – but tenants have to pay the fee. Make sure, EJARI is correctly prepared and includes correct information about your duration, deposit, monthly rental amount, and proofs of payment.

Major costs associated with renting an apartment in Dubai

Apart from the fixed monthly rental amount, few other costs are also associated with renting an apartment in Dubai. For instance, once you finalize a rental apartment in Dubai – you will have to pay commission to the agent. The commission ranges between 2% and 5% of the annual rent. Before signing the contract, be sure about how much the agency’s fee is. However, you can avoid this fee, in case you rent an apartment directly from the owner.

Security deposit is another bigger chunk that tenants usually have to pay in cash along with post-dated rental cheques. The security deposit usually ranges from 5% to 10% of the annual rent. The landlord decides this amount and this amount is refundable upon vacating the property. He is liable to cut from this chunk based on the condition of the property at the time of vacating the premises.

The tenant will have to pay an EJARI fee that usually sums around AED215 + 5%VAT.

Once you get the EJARI number and move into a new rental apartment in Dubai, you will have to activate the electricity and water connection. DEWA (Dubai Electricity and Water Authority) is a government service provider you need to contact in this regard and pay AED2,000 to set up DEWA connection for your rental apartment. This amount is refundable but once the service is activated, you will have to a pay monthly utility bill for the water and electricity consumption.

With a growing population of 3.4 million, Dubai has an extensive list of apartment developments that offer luxury apartments with premium facilities – making living easier and at par with western standards. Rental properties are easier to acquire and come in various configurations to match your lifestyle and budget. If you are looking for rental apartments in Dubai, you can browse the extensive listing of rental apartments on Zoom Property and we are sure that you will find one here.
